AimLoan.com charges one GUARANTEED LENDER FEE which includes processing, underwriting, credit report, document preparation, funding, tax service and flood cert fees.

The high volume of business we originate has also allowed us to negotiate extremely competitive guaranteed fees with third party service providers:

• Appraisal fees are GUARANTEED on all transactions.
  
  
• Closing Agent and Title Insurance fees are GUARANTEED on all refinance transactions (On purchase transactions, you and the seller select these service providers).
  

Prepaid interest, taxes and insurance collected at closing are not guaranteed. Charges by your current lender in connection with your payoff are not guaranteed. Government charges including recording fees and state tax stamps are not guaranteed.

Loans may not be closed in the name of a trust. Costs of transferring property out of and back into trust are not included in guaranteed fees.
